What's Included

What You Can Get

Most surfaces here go grey slowly enough that nobody notices until a clean strip appears beside a dirty one. Tell us what you want washed and roughly how old it is, and whether the joints need re-sanding while we are there.

  • A wide paver driveway washed clean to an even grey, the darker banding of its border course sharp against the field.

    The ground you walk on

    Driveways, Walkways & Patios

Years of grit, algae and weather washed off pavers, flagstone and concrete, back to the colour the surface was laid in.

    • Pavers, flagstone, slab and poured concrete
    • Algae, moss and ground-in grit lifted
    • Edges and borders done, not just the middle
  • A flagstone walkway curving through lawn, the joints between slabs clean and evenly filled.

    The step most washes skip

    New Polymeric Sand

Washing a paved surface takes the old joint sand with it. Fresh polymeric sand swept in and set is what keeps the pavers tight and slows the weeds down.

    • Joints cleared of old sand and growth
    • New polymeric sand swept and set
    • Booked with a wash, since the two go together
  • A clean deck seen along the boards, grain visible and the gaps between boards clear of debris.

    The vertical surfaces too

    Decks, Fences & Siding

Washed at a pressure the material can take. Cedar, composite and painted siding each want a different setting, which is most of the skill in it.

    • Pressure matched to the surface
    • Deck boards, fence panels and siding
    • Pairs with a stain or oil finish afterwards
Why Elias

Why homeowners choose Elias

  1. The joints get finished

    Re-sanded, not left open

A wash that ends with the joint sand blown out and nothing put back leaves the pavers looser and the weeds a clear run. Where we wash a paved surface, re-sanding is quoted with it rather than sold back to you later.

FAQ

Pressure Washing FAQs

Useful details to review before you price the work.

  1. It is jointing sand with a binder in it. Swept into the gaps between pavers and wetted, it sets firm rather than staying loose, so it holds the pavers against shifting and gives weeds much less to root in. Washing a paved surface strips the old joint sand out, which is why re-sanding belongs in the same visit rather than a later one.

  2. Not at the right pressure. The damage people have seen usually comes from one setting used on everything — enough to strip a concrete driveway will furr softwood and drive water behind siding. We set it to the surface, and on older or softer material we test somewhere out of sight first.

  3. No. We clean and maintain hard surfaces that are already down, including re-sanding the joints. Laying a new driveway or patio is not work we take on, and we would rather say so than send someone out to quote it.

  4. Late spring through early fall. Polymeric sand needs to be wetted and then left to cure without rain or a freeze, so the shoulder seasons are unreliable for the sanding half of the job even when the washing itself would be fine.

People Also Ask

What York Region, ON homeowners ask about pressure washing

Area, the surface itself, and how long it has been. A textured paver holds dirt in a way a poured slab does not, and a surface left ten years takes more than one washed a couple of seasons ago.

It is quoted alongside the wash rather than after it. Washing a paved surface strips the old joint sand out, so re-sanding belongs in the same visit, and pricing both together is the only way that decision gets made before the sand is already gone.

Yes. Say which surfaces matter most and the quote can cover those properly instead of being spread thin across ground nobody looks at.

York Region, ON

Pressure washing across York Region, ON

Paved driveways and flagstone walkways are close to standard on newer builds across Vaughan, Maple and Markham, and they all age the same way: joint sand washes down, the surface greys off evenly enough that nobody notices, and weeds arrive in the gaps a few seasons later. None of it is failure. It is just maintenance nobody was told about when the house was handed over.

Our winters accelerate it. Freeze-thaw works joints open and road salt tracked up the driveway leaves a bloom on pavers that a hose will not shift, so the surfaces here need attention on a shorter cycle than the same materials would in a milder place.

A paver driveway washed clean to an even grey, the darker banding of its border course sharp against the field.

Why washing and sanding are one job

The wash that cleans a paved surface also strips whatever is left in the joints. Done properly that is the point — old sand, silt and roots all have to come out before anything new goes in. Done and then left, it means the pavers have less holding them and the next weeds root more easily than the last.

So the two halves are quoted together by default. It is possible to wash without re-sanding, and on a surface that was sanded recently it can be the right call, but it should be a decision rather than something discovered afterwards.

Timing it against the weather

Polymeric sand has to be wetted and then left alone to cure. Rain inside that window washes it out of the joints, and a frost sets it badly, which is why the sanding half of the job books between late spring and early fall rather than year-round.

Washing alone is far more forgiving and can be done either side of that window. If you want both, it is worth booking with a little room in the schedule rather than against a fixed date.
